How to Apply


Search through our AVAILABLE PROPERTIES, and click the Apply Now button on the property that is the right match for you.


We must have the following for all adults over the age of 18 that will be occupying the home:


  • Application Fee - There will be a link to pay the application fees within the online application.
  • Proof of Income - We use recent income to qualify each applicant. You must provide your two most recent months’ pay stubs, personal bank statements, and if self-employed, tax returns may be used.
  • Proof of Identity - we will need legal proof of identification with a picture ID, such as a driver's license, state issued ID, or Passport.


Once everything is submitted for each applicant and the required fee(s) has been paid, we will begin processing the applications in the order in which they are received. Applications will not be processed until complete. Credit check and processing fees are non-refundable.

Completed applications may be presented to the owner of the property for final approval. The owner is the only one who can make exceptions to our policies.

If you are approved, we will offer you a lease option. If accepted, we will send a copy of the lease for you to review. The lease can then be signed electronically via DocuSign. Approved applicants will have 48 hours to execute the lease or it may be canceled.


Qualification Requirements


  • Income: We require a minimum gross income level of 3 times the monthly rental amount. If one applicant does not meet this income requirement, we can combine the income of 2 or more applicants, as long as each applicant can provide proof of income of at least 2 times the monthly rental rate.
  • Credit: In order to be approved, each applicant must have a minimum credit score of 700. A credit score of under 700 may disqualify that applicant from using their income to qualify.
  • Security Deposit: The deposit is generally equivalent to one month’s rent. Please check each posting for the deposit requirement for the property to which you are applying. 

Other Qualifications


  • If approved, pets may be allowed by the owner and will require a pet deposit. Certain breeds may not be allowed due to limitations in liability insurance.
  • Rent will be prorated for the move-in month. If the move-in date is after the 20th, the following month’s rent may also be due.
  • Applicants are required to provide proof of renter’s liability insurance prior to the lease commencement date. Possession of the property will not be granted until Cambridge Property Management receives the required documentation.
  • Co-signers are not generally allowed. Owners may agree to a co-signer on a case by case basis.
